
Airbnb Turnover Cleaning in San Diego: How It Works
If you host a short-term rental in San Diego, the cleaning is not really a cleaning job. It is a scheduling job that happens to involve cleaning. Checkout is at 11am, check-in is at 4pm, and everything that has to happen in between — strip, launder, reset, restock, photograph, report — has to happen in a window that does not move.
We run these turnovers across San Diego every week. Here is how we do them, what is included, what it costs, and the mistakes we watch hosts make.
A turnover is not a standard house cleaning
A standard cleaning assumes someone lives there and will keep living there. A turnover assumes the opposite: the last guest is gone, the next guest is arriving, and the property has to read as untouched.
That changes the work in three concrete ways.
Everything gets reset, not just cleaned. Beds are stripped and remade to a consistent standard. Towels are counted and replaced. Consumables — paper, soap, coffee, whatever your listing promises — are restocked to a set par level, not topped up by eyeball. The remote goes back on the same table. The dining chairs go back to four-around-the-table, not three-and-one-by-the-window.

A wine stain on a duvet or a missing towel set matters more to a host than a dusty baseboard, because one is a claim and the other is a complaint. A turnover that does not report is a turnover that hands you a surprise at the worst possible moment — usually a message from the incoming guest.
The clock is the constraint. A standard clean can run long by twenty minutes and nobody notices. A turnover that runs long by twenty minutes can collide with a 4pm check-in.
What a San Diego turnover includes
For a typical one- or two-bedroom rental, a turnover covers:
- Beds stripped, laundered, and remade; towels replaced and counted
- Kitchen reset — dishes, appliance exteriors, fridge cleared of guest leftovers, coffee area restocked
- Bathrooms fully cleaned, with targeted 275°F steam on the wet-zone fixtures — sinks, showers, toilets — where high heat cuts through build-up that a wipe-down leaves behind
- Floors vacuumed and mopped throughout
- Surfaces, mirrors, and touch points wiped
- Trash and recycling out, liners replaced
- Staging pass — furniture and decor back to listing-photo positions
- Consumables restocked to your par list
- Photo report on completion, plus a note on anything damaged, missing, or running low — the same report is your evidence if you need to open a claim
Coastal San Diego adds two problems inland rentals do not have
Salt air. Rentals in Ocean Beach, Pacific Beach, Mission Beach, La Jolla and Coronado sit in constant marine air. Window tracks, sliding-door rails, and outdoor furniture accumulate a gritty film faster than the same property would three miles inland. Guests notice it on the slider they open forty times during their stay.
Sand. It is not a metaphor. Sand travels in on feet, towels, and bags, and it settles into entry rugs, sofa seams, and shower floors. Beach-adjacent turnovers need entry and soft-surface attention that a Hillcrest condo simply does not.
If your rental is within a few blocks of the water, window tracks and entry areas are the first two things we check on arrival — they are where a coastal turnover is won or lost, and they are the first two things a guest notices.
What it costs
Turnovers are priced on the size of the property and the scope of the reset, the same way any other job is — square footage, bedrooms, bathrooms. For a sense of the range, here is what a standard reset runs for common San Diego rental sizes:
- 1 bedroom, 1 bath (~700 sq ft) — $170
- 2 bedroom, 2 bath (~1,100 sq ft) — $280
- 3 bedroom, 2 bath (~1,600 sq ft) — $325
Laundry on site is $35 per load. If your property has hard-surface flooring throughout and you want the full 275°F steam treatment rather than fixture-level steam, that is an $80-per-room upgrade. Garage, interior windows, and interior fridge or oven are priced individually so you are only paying for what your listing actually needs.
Between guests, most hosts do not need a deep clean every time. A deep clean — the full reset including inside appliances, cabinet interiors, and detail work — is worth scheduling seasonally, or after a long stay, rather than on every changeover.
Where hosts get caught out
Booking the turnover after the guest books the stay. Reservations arrive at all hours; cleaners do not. Same-day back-to-back with no buffer. An 11am checkout and a 4pm check-in is five hours on paper. Build the buffer into your listing, not into your cleaner's day.
No written par list. "Restock the essentials" means one thing to you and another to whoever is standing in your kitchen. Two coffee pods or eight? One roll per bathroom or three? Write it down once and the problem disappears permanently.
Treating the cleaner as a vendor instead of the person who sees your property most. Your cleaner is in the unit more often than you are. They know which drawer sticks, which guest left the AC at 62, and which towel set has gone missing. Hosts who ask for that information get an early-warning system for free.
