The Mechanism: Thermal Shock, Not Chemistry
At 275°F — the thermal equilibrium point for saturated steam — water vapor carries far more transferable energy than liquid water at the same temperature. That energy is the latent heat of vaporization: heat released the instant steam contacts a cooler surface. The release breaks down embedded build-up on contact, and because the steam's dryness fraction runs above 97%, very little moisture is left behind — surfaces dry within minutes.
Capillary action carries that heat into micro-fissures — the same gaps a chemical spray struggles to penetrate once a hydrophobic barrier of soap scum or grease has formed. That's the practical difference: a chemical relies on the surface staying wet long enough for a solvent reaction; steam transfers its energy on contact and moves on.
Wide-plank wood and high-gloss lacquer surfaces are always excluded. Those surfaces are flagged before any visit so the crew routes around them.
