Floor and grout steam treatment is one of the most requested Clinical Add-Ons we offer—and one of the most misunderstood. Transparency about pricing prevents misunderstandings: we distinguish between services included in standard protocols and add-ons that cost extra because they require specialized equipment and training. Here is what is included, what costs extra, and why.

What Standard Cleaning Includes for Floors

Every standard and recurring cleaning service includes:

  • Vacuuming of all hard floors and carpeted areas with HEPA-filtered equipment
  • Mopping of tile, hardwood, laminate, and vinyl surfaces with appropriate cleaning solutions
  • Spot treatment of visible stains and spills
  • Baseboard wiping during Deep Clean service

These steps address surface-level cleanliness and maintain appearance between services. For most households, this level of floor care is appropriate and sufficient.

When Standard Cleaning Is Not Enough

Certain conditions require more intensive floor treatment:

  • Porous grout contamination. Grout is essentially cement—a porous material that absorbs liquids and contaminants. Surface mopping cleans the tile but cannot achieve removal of what grout has absorbed. Over months or years, grout darkens as embedded debris accumulates.
  • Biofilm development. Bathroom floors and kitchen tile near sinks develop bacterial biofilm in grout lines. This biofilm creates the "clean but still looks dirty" effect that frustrates homeowners who mop regularly.
  • Pet contamination. Animal urine can penetrate grout and subfloor materials. Surface cleaning removes odor temporarily, but the source remains embedded and re-emerges as humidity fluctuates.
  • Allergen accumulation. Dust mites and their waste products embed in carpet fibers at levels that standard vacuuming cannot address. For allergy sufferers, this embedded contamination triggers symptoms even in visually clean homes.

The 275°F Steam Solution

Steam at 275°F penetrates porous materials in ways that liquid cleaners cannot. Studies on thermal inactivation of pathogens confirm that sustained temperatures above 250°F reliably disrupt bacterial cell membranes and denature biofilm polysaccharide matrices, eliminating colonies that survive chemical exposure.

  • Grout penetration. Steam vapor enters grout pores and vaporizes embedded contaminants. As the steam condenses, it carries dissolved debris to the surface for extraction.
  • Biofilm destruction. The thermal shock denatures bacterial proteins and collapses biofilm matrices, eliminating colonies that resist chemical treatment.
  • Allergen denaturation. Dust mite proteins unfold and lose their allergenic properties at high temperatures. Steam-treated carpets and upholstery produce significantly fewer allergic reactions.
  • Odor elimination. Rather than masking odors with fragrance, steam eliminates odor-causing bacteria and breaks down organic compounds at the molecular level.

Clinical Add-On Pricing

Floor and grout steam treatment is available as a Clinical Add-On at $80 per room. This pricing reflects:

  • Equipment requirements. Professional steam equipment capable of sustained 275°F output costs $2,000 to $5,000 and requires regular maintenance.
  • Time investment. Proper steam treatment requires slow, deliberate passes that cannot be rushed. A bathroom takes 20 to 30 minutes; a kitchen 30 to 45 minutes.
  • Skill requirements. Steam can damage certain materials. Our technicians are trained to assess surfaces and adjust technique accordingly.
