A turnover is a deadline, not a cleaning

Short-term rental turnovers are governed by a constraint most residential cleaning never faces: a hard checkout at 11am, a hard check-in at 4pm, and a guest who will publicly rate the result. Everything about the protocol follows from that. The goal is not the deepest possible clean — it is the most reliable clean that finishes inside the window, every single time, including the Sunday when three properties turn at once.

That reliability comes from sequence discipline. A turnover run in a fixed room order finishes faster and fails less than one run by whatever looks dirtiest, because each pass is designed so its dust and moisture fall into an area that has not been finished yet. Working backwards through a property — a common improvisation when a host is running late — means re-doing rooms you already called done.

The linen system is the whole game

The single largest source of turnover overruns in San Diego is laundry. If a turn depends on washing and drying the sheets that just came off the bed, the turn is hostage to a dryer cycle, and any delay upstream eats the entire buffer. The protocol solves this the way hotels do, with par levels: enough sets in rotation that the linens going onto the bed today were laundered yesterday, and today's strip goes into the queue rather than onto the critical path.

The guide gives the specific par calculation by bedroom count and booking density, plus the storage and labeling scheme that keeps a co-host or a cleaner from having to guess which set belongs to which property.

The photo audit closes the remote-host gap

Most hosts in San Diego do not live at the property, and many do not live in the county. That creates a verification problem: the turn is reported complete, and the host finds out whether it truly was when the guest either says nothing or writes a three-star review about hair in the shower drain.

The 14-point photo audit is the countermeasure. It specifies exactly which frames the cleaner captures at the end of a turn — the angles where problems actually hide, not the flattering wide shots — so a host can verify from anywhere in under two minutes. Bravo Maids builds this into every short-term rental turn we run, and hosts get a Verified Steam-Clean Receipt documenting what was completed and when.

What guests actually notice

Cleanliness ratings cluster around a surprisingly small set of details, and they are rarely the ones hosts over-invest in. Guests notice the shower drain, the inside of the microwave, the underside of the toilet seat, the state of the trash bin liner, and whether the floor feels gritty underfoot. A property can be immaculate everywhere else and still take a rating hit on those five. The protocol front-loads them.

Place was immaculate when they finished. I walked in and it legit smelled brand new — not that fake lemon cleaner smell either. They hit every corner.
